we have been advised by a surveyor that the flashing around the chimney is in need of repair for the property we are purchasing. the house is an approx 1910 build, two storey mid-terrace.

the surveyors comments were:
the to the front left, property has one brick chimney stack, which is shared with the neighbouring property. there is a stack which is the front right, which serves the adjoining property.
the stacks are surmounted by clay pots.
the junction between the stacks and the roof covering is sealed with lead flashings. the flashing to the left is in a poor state of repair.
externally, the stack appears to be in a reasonable condition.
internally, within the roof void, there is water staining to the both stack and there are damp and decayed timbers within close proximity of the stacks, which is indicative of leaks and defects to the stacks. stacks of this age are prone to leaks. this has led to damp and disrepair.
please advise on how much this may cost to repair or whether an inspection would be necessary, which we can arrange.
