One of the flats (Flat 17) is suffering with damp within the property.
We have completed external repairs to the building and much of the damp appears to have dried out over the summer, however we need to have the flat surveyed to determined if there is still an ongoing an issue where works might be required.

We do not own this house currently; however are imminently exchanging on this property, we are requesting 2 quotes for each of the areas damp has been identified in the survey report. There is unlikely a renegotiation on the price of this property, as such, as best possible an acurate gauge on the cost of damp proofing would be great so that we know what our cost will be upon completion. The survey report identified the following;
Rear walls -
Tests were taken with a moisture meter at regular intervals in a structured methodical manner to internal wall, floor and other surfaces. Significant high readings were taken within the rear walls of the living room and in particular between the radiator and rear wall and rear wall between the living room and kitchen with readings ranging between 60% to 100%.
Evidence of significant dampness was noted within the rear walls of the main house and in particular in the wall between the living room and kitchen and side return walls. The readings taken with a Protimeter (damp meter) are in the region between 60-100%. The dampness has affected plaster. We recommend that further investigations by a specialist company (Property Care Association registered) are carried out to establish the need for damp remedial works which will likely include; injecting a damp proof course, replacing plaster to the specification of the specialist contractor, lifting adjacent suspended floors to confirm the underlying condition of the concealed timbers. We have only been able to carry out a limited inspection and the full extent of damage, we may include decay to concealed timbers, may not have been fully established. For
example, we have not been able to examine the ends of any timbers that have been built into the walls and are concealed by floor coverings.
Please note: evidence of dampness was detected where the ends of some floorboards (and underlying supporting joists) could be tested with an electronic damp meter especially in the rear living room area. It is possible that the concealed timbers could be affected by decay (and the conditions are right for a possible outbreak of dry rot).
Loft -
It was evident at the time of inspection that the lead flashings are pulling away and significant dampness was noted within the loft room at the junction of the wall and ceiling with high readings taken with a damp meter of approximately 90%. This is likely to be due to deflective flashings, although could also indicate a problem with, a lack of, a proper damp proof course arrangement with the chimney stack. Without removing the plasterboard we are unable to comment on the condition of any concealed roof timbers behind.
We have recommended that where damp staining and high readings are noted between the wall and ceiling of the loft conversion that a small section of plasterboard be removed so the underlying timber structure can be ascertained. We would recommend that all damp affected plasterboard be replaced.
