We wish to convert our garage into a small studio room with a small kitchenette and shower. For this we need an architect to design the room and obtain the necessary approvals from the council etc. and then start the actual building work asap.

We live in a 2015 built detached house. We have a integrated double garage (2 cars back to back). We are looking to break through the wall between the downstairs dining room and the back part of the garage (1 car portion) and convert that space into a living area. A partition wall will be required to separate the converted space with the rest of the garage. No change to exterior appearance. As the wall we are breaking is a load bearing wall we will need structural engg. advise along with the architect drawings as required by building control regulations. Am not sure what services you provide but if you could itemize the quote for 1) architect drawings 2) structural engg 3) building control. If you don't do any of the above, please mention that.
