Hi, I am looking for garage conversion into a self contained unit if possible. The house is a semi detached one. Recently the WDC has made it mandatory to have an additional licence for 3 or more rooms. The property already have 4 rooms rented and this will be the fifth if we can get planning permission or/ and building regulations.

we are looking for a set of plans to support a prior approval application for a rear conservatory. we have a cad drawing of what we want. however, there is also a public sewer running within 3 metres of the proposed conservatory, so need help on foundations suitable for a build over application with severn trent also please. the conservatory will attach to an existing 3m extension, so hence why we need a prior approval application. many thanks
