Replace combi boiler combi now 15years old it is on wall in kitchen

the pressure is dropping and the boiler isn't heating the water. over the past 10 days, the pressure has had to be increased four times, and it's happening more and more often. observation: when the heating is turned on, water is leaking from a pipe outside the building down the wall.
