Elevated damp readings were recorded on walls within the ground floor and the front bedroom on the first floor. The surveyor has advised that all areas of potential dampness should be inspected to determine the cause, severity, and any required remedial works.
In addition, damp staining was observed within the loft space on the chimney breast, suggesting possible moisture ingress from defects in the chimney stack, flashings, mortar joints, flaunching, or chimney capping. The surveyor recommended further investigation to confirm the source of the moisture and assess any associated risks to the surrounding structure.
The survey also noted that the flooring beneath the bath could not be inspected without intrusive investigation, and there is a possibility that concealed leaks (for example from pipework or around bathroom fittings) may have caused dampness or rot in the floor structure.
Given these findings, we would be grateful if you could provide a quote for a comprehensive damp inspection of the property, including investigation of the internal damp readings and the chimney-related moisture noted in the loft. If possible, we would also appreciate confirmation of your availability to carry out the inspection in the coming weeks.
