Issue 1 - Damp Proof Course (DCP).
The damp proof course is of plastic where visible. A damp-proof course (DPC) is a waterproof layer built into or formed within the walls to prevent moisture from the ground from rising through the structure.
The damp proof course has been bridged by raised ground levels. Capillary action can drive moisture higher and moisture can evaporate internally to the lower wall perimeter causing dampness and damage to the walls and rot to internal joinery. We believe this has contributed to the dampness recorded internally, therefore its recommend that the ground levels are lowered or a ventilated box drain gully is installed at the base of the wall(s), to help drain water away. The damp-proof course should be positioned so that there is a minimum of 6 inches/150mm above the ground.
The timber decking is installed tight against the property above the DPC. Water will splash above the DPC and which can cause penetrating damp. We recommend cutting back part of the decking and installing a drainage channel such as a"deck-a-drain channel" so water can discharge away from the walls above the DPC. The walls all appear to be satisfactorily straight and true to the eye, no major defects or substantial cracking was noted. We did not make any excavations to examine the footings of the house but we saw no evidence to suggest that there are any defects but we are unable to report on the depth or type of the footings. The masonry courses are generally evenly laid and adequately pointed, and the facing brickwork is in satisfactory order.
Moisture meter readings indicated that high damp content is affecting ground floor walls at low level. The exact cause is unclear but may be attributed (in part) to a downpipes discharging over ground and high external ground levels. Plaster dressed down to the floor may also be a contributing factor.
