For someone to come and finish a partial garage conversion. the current contractor has failed to turn up for the job and has been working on a 3x2 metre conversion for 4 weeks and not finished the job. Still to do, French doors, plaster/make good door reveals, painting, plasterboard one side of wall and insulate,

We are about to complete on a new build house and I would like to convert the rear half of the garage into a man cave with one single pvc door to the garden. Leaving the front half for storage.

Need to get a quote for a conversation of garage to a dining space with insulation and ceiling

I would appreciate a home visit on 16 or 17 October 2025 4pm if possible so I can discuss my requirements further and then obtain a detailed quotation.
I am seeking a cost-effective solution; I currently have a high-level view of my requirements and I currently understand that I may not need planning permission under Permitted Development rights but will need Building Regulation approval at some point. These points will be discussed during the visit.
I am seeking to ensure I meet building regulations for:
Fire Safety, Insulation, Ventilation and Structural Stability.
My breeze block garage is attached to the side of my semi-detached house in Hamilton Road, Cockfosters and the conversion will comprise primarily of:
- an extended kitchen with a small eating area using the existing kitchen cupboards, induction hob and single oven. The wall from the current kitten and the larder wall will need to be removed, possibly reinforced and then made good, allowing for a larger kitchen area
- the old combi boiler to be removed and a new Worcester Bosch Greenstar 8000 36kw combi boiler and 2 wall hung double radiators to fitted in the existing and new kitchen area and a new thermostat in the lounge. A new kitchen sink and plumbing for a washing machine and dishwasher to be installed and tested. New wall tiles and new worktops to be fitted but kitchen cupboards to be reused and may be added to complete a nice modern design. Under cupboard lighting and 4 double sockets with USB charging points to be fitted above the counter space and two double sockets fitted at raised floor level.
- a fully tiled downstairs bathroom with a low-level walk in double shower, hand wash basin, raised toilet , a bathroom mirror with light and new plumbing. And extractor fan. New bathroom door with a 5 lever lock to be fitted in the hallway entrance area
- double glazed French doors and windows at the end of garage will remain but will need to be carefully repositioned due to the new raised floor
- front garage door will be removed and replaced with a brick wall ideally in line with the front of the house, with a large bathroom window and bathroom extractor. The new front wall will need to be rendered in white to blend in with the existing house walls
- new suitable flooring, insulation, plastering, smoke alarm, flush fitting led lighting (slave fuse box / consumer unit in the garage) to be fitted and newly plastered walls which are not tiled to be painted white with quality washable paint once dry
- if possible the 2 front bay windows of the house to be replaced to match the new grey modern UPVC bathroom double glazed window.
- new Sunsquare aero 30 pitched pyramid skylight, to be fitted with new pitched roof covering using new permanent black breather membrane
- some assumptions have to be made but these can be qualified during the visit such as the new flooring to new ceiling height.
Subject to obtaining 2 competitive quotations I am seeking to start the work at the earliest opportunity.... Nov 2025 / February 2026. I would appreciate written and text confirmation of the requested appointment date and time today / tomorrow if possible.

The project I have in mind involves raising the floor, removing the garage door and replacing it with a wall (with window) and also creating a doorway into the house hallway.
A rough estimation on expenses (preferably with breakdown), time taken to carry out the project and any other associated costs such as planning. Planning permission was granted to put a door way into the garage way back in 2014, this has long since expired but I imagine the drawings etc are still availbale on record with Moray council.

I need a smallish garage built. Existing tarmac base. Would prefer timber finish
