Details of property and required repairs
1 - Missing/defective roof slates were noted towards
the left gable which can enable damp to penetrate
within the property (figure 11).
Recommendation - Provide a safe working platform i.e. scaffolding or
hydraulic platform etc. Replace the missing/defective
roof slates.
2 - The north facing rear roof covering contained a
build-up of moss and vegetation. This can become
dislodged and run into rainwater goods causing
blockages.
No obvious defects were noted in relation to the
penetrating damp to the roof space room.
Recommendation - Remove vegetation to roof/rainwater goods and ensure
that surface water discharges correctly.
We recommend that a competent roofing contractor
undertakes a thorough inspection of the roof covering
and realigns slipped/loose slates.
3 - Two sections of gutter discharge onto the rear roof
elevation from the hips to the left and right
elevations (figure 14).
There is no evidence of internal water ingress as a
result of this arrangement, but it is not good practice
as it can overload the rainwater goods to the rear.
Recommendation - Consideration should be given to altering the two
sections of gutter to the hips so that they discharge via
their own rainwater pipes into an appropriate surface
water gulley.
4 - The roofing felt to the underside of the rear gable
verge had perished (figure 17) and this could cause
water ingress, although there is no evidence of this
occurring currently.
Recommendation - Strip back a section of the roof, set aside slates and
replace the defective section of roofing felt. Reinstate
the slates upon completion.
